Marketing for Buyers Using Craigslist For Rent Ads

Craigslist is one of the best ways to build your Buyers List with Hungry Cash Buyers who are looking for your deals.

In this tutorial we are going to go over how to find Cash Buyers in the For Rent Ads of Craigslist.

In order to get to this section you will need to go to your local Craigslist page and go to the Housing Section and click apts / housing.

Once you have made it to the For Rent section of Craigslist. It’s time to start searching for Buyers.

Because there is going to be a lot of ads on Craigslist that we do not want, we will need to remove some of the ads so they don’t show up in our search results. In order for us to do this we will have to include negative keywords in the search. The way we do this is buy putting a “-” sign in front of the keyword like this “-apartment”. If we want to include more of them we have to put a “,” after it and then include another one. This will look like this “-apartment, -condo, -pool”. If we want to include a specific keyword that that we want to search for then we will put it at the beginning of the search before the negative keywords, this will look like this “kansas city, -apartment, -condo, -pool”.

Here are some of the Negative Keywords that I like to include in the search:
-apartment, -apartments, -condo, -townhome, -townhouse,  -lake, -pool, -acre, -acreage

Once you start going through your search results you will notice that some of the ads have the same property manager or have the same contact person. Instead of continuing to look at everyone of their ads you can add a Negative Keyword to your search to get rid of the additional ads that person has. When doing this try to find a keyword that is not common so you only get rid of the additional ads this person has put up. Sometimes a name is okay to use, but not if it’s a common name. If there is a company name try to only use the part of the name that is not common.

  • If they say they are the Property Management Company

Do you guys sell properties to your clients or would you be interested in sharing my properties with them? All of my properties are off marketing and deeply discounted. It would be a great opportunity for you to make some money as well as add additional properties to your management company.

(If they say yes, just get there contact info and mark that they are a Property Manager on the Questionnaire. The rest of the info will be different per client.)

We buy and sell properties in the {Your City} Metro Area. We buy as-is, Sell as-is. We fix and flip. We do owner finance and lease options. We also Wholesale a lot of properties, as we do a lot of marketing and can’t buy everything that we find.

The reason we keep the email short and brief is because we want them to feel like we are interested, without us telling them we are. This will get them to call you back so that you can talk to them about buying more properties. If you ask them if they are actively buying through email, most of them won’t respond to you.
